By making a reservation at our properties, you agree to the following booking terms, which are aligned with common policies:

 

1. Reservation & Guest Responsibility

• The primary guest must be at least 18 years old and is responsible for all guests included in the booking.

• Only guests listed on the reservation may stay at the property.

2. Pricing & Payments

• Prices shown include accommodation costs but exclude the Malta Eco Contribution (tourist tax - which is €0.50 per person - per night.).

• A deposit of the first 1 night is required at the time of booking.

• The remaining balance must be paid  before or upon arrival at the property.

Accepted payment methods: online payment / bank transfer.

3. Cancellation Policy

• Free cancellation up to 20 days before arrival

• Cancellations after this period are non-refundable

4. Check-In & Check-Out

• Check-in: from 3 pm

• Check-out: by 10 am

Early check-in or late check-out may be available upon request and subject to availability.

5. Occupancy & Use

• Maximum occupancy: Ta' Nina Farmhouse [9 guests] Mikiel u Roza Farmhouse [11 guests] including children.

• Parties, events, or gatherings are not permitted without prior approval.

• Quiet hours must be respected in line with local regulations.

6. House Rules

• No smoking inside the property. Smoking is only allowed in the outdoor area.

• Pets: [allowed on request]

• Guests must respect the property, furnishings, and neighbours

Failure to follow house rules may result in early termination of the stay without refund.

7. Damages​

• Guests are responsible for any damage caused during their stay.

​

8. Facilities & Safety

• All facilities (including pool and outdoor areas) are used at the guests’ own risk.

• Children must be supervised at all times.

• We are not responsible for accidents, injuries, or loss of personal belongings.

9. Cleaning & Maintenance

• The property will be cleaned prior to arrival.

• Guests are expected to leave the property in a reasonable condition.

• We reserve the right to access the property for essential maintenance or emergencies.

10. Malta Eco Contribution (Tourist Tax)

In accordance with Maltese law, all guests aged 18 and over are required to pay an Eco Contribution of €1.50 per person, per night, capped per stay.

• This tax is not included in the booking price

• It is payable in cash on arrival

11. Force Majeure

We are not liable for cancellations or disruptions caused by events beyond our control, including natural disasters, travel restrictions, or government regulations.

12. Privacy

Personal information provided during booking is handled in accordance with our Privacy Policy.

​

13. Governing Law

These Terms & Conditions are governed by the laws of Malta.
